What Counts as an ADU

An accessory dwelling unit is a complete, smaller home on the same property as your house, with its own entrance, kitchen and bathroom. It might be a detached cottage, an addition with a separate door or a converted garage.

The first question is always zoning. How big you can build, how close to the property line and whether you can rent it out all depend on your county or city rules.

What an ADU Project Covers

  • Foundation and frame

Freestanding units start from a fresh slab or crawlspace and new framing; a garage conversion instead gets its existing structure reinforced and new interior walls.

  • Utility runs

Trenching and connections for water, sewer and electric service. Distance from existing lines drives much of this cost, so it is measured early.

  • Complete interior

A working kitchen, a full bath and a place to sleep, insulated and finished, with the wiring and supply lines a self-contained home needs.

How an ADU Gets Built

  1. Confirm the rules

Before pricing, find out what zoning allows on your lot: size, placement and whether the unit can be rented.

  2. Shell and utilities

Foundation, framing and utility trenching come first, so the unit is weather-tight and connected before interior work begins.

  3. Finish and walk through

Insulation, drywall, cabinets, fixtures and paint go in, then we walk the unit with you and close out any touch-ups.

Common ADU Questions

Am I allowed to rent the unit to a tenant?

That is a zoning question. Some jurisdictions allow long-term rentals, some limit them and some restrict who may live in the unit. Check your property's rules before planning on rental income.

Detached unit or garage conversion?

Converting a garage starts with existing walls and a slab, which often lowers cost, though you give up the parking. A detached unit gives more privacy and layout freedom, but every part is built new.
